KISSIMMEE VILLAGE INDEPENDENT LIVING

Kissimmee Village staff are available to meet with residents Monday through Friday from 8:30 a.m. to 4:30 p.m. in the Administration building, or by phone at (407) 933-3213. We encourage independent living residents to visit with staff if you have questions about your unit, personal belongings, or any other matter related to occupancy at Kissimmee Village.

If your unit is not being repaired:
Due to the extent of the damage from Hurricane Ian, we have made the difficult decision to not repair the following neighborhoods on campus: Orangewood Place, Cypress Landings, Birchwood Court, Grand Oaks, Mapleleaf Shores and parts of Walnut Glen. Those living in impacted neighborhoods will receive a termination notice of their occupancy agreement with a termination date effective Dec. 1, 2022.

Deposits and other applicable fee refunds are being automatically issued through direct deposit. If Kissimmee Village has no direct deposit information on file, refund checks are being mailed to the address on record.

You may return to campus to collect any personal belongings you wish to remove from your unit. To allow staff to discard any unwanted or damaged property from your unit, you will be provided with an authorization to sign. Please note, if you choose to view your damaged unit and collect any personal belongings, it is at your own risk. Personal protective equipment is available in the Administration building during office hours.

Where appropriate, residents are reminded to contact Spectrum at 1-833-697-7328 and KUA at 1-407-933-7777 to cancel any services set up for their Kissimmee Village unit.

If your unit or lot will continue to be maintained:
Independent living neighborhoods that will continue to be maintained are:

  • Walnut Glen quads 1,2,3,5,9,10 & 11
  • Village West
  • Heritage Creekside independent living

Monthly fees were paused on September 28 and resumed on October 28 for residents whose units were immediately available for return.

Until further notice, a $100 per month credit will be applied to resident accounts due to the campus amenities that are unavailable. This credit will be prorated beginning October 28. If you have questions about the status of your Kissimmee Village unit or site, please meet with staff in the Administration building.

Mobile home residents can return to their units and determine next steps. Based on the exterior assessment of the mobile homes within the Island neighborhood, we expect interior damage to be extensive. We encourage you to communicate questions or decisions about future lot occupancy to Kissimmee Village staff.

As a reminder, power was out for an extended period of time. Refrigerated food, beverages and medications in your unit may not be fit for consumption. In addition, please be considerate that some shelf-stable foods, beverages and medications may also need to be disposed of.

For Independent Living residents:

Can I return to my unit to live?
Due to the extent of the damage caused by Hurricane Ian, many of the independent living units at Kissimmee Village are unsafe for occupancy. After a thorough assessment of each unit, we have made the difficult decision to not restore independent living residential units in the following neighborhoods: Orangewood Place, Cypress Landings, Birchwood Court, Grand Oaks, Mapleleaf Shores and Walnut Glen quads 6, 7 and 8. Termination notices for residents in these neighborhoods will be issued with a termination date of Dec. 1, 2022.

The independent living facilities that will continue to be maintained are: Walnut Glen quads 1,2,3,5,9,10 & 11, Village West and Heritage Creekside independent living.

My unit is not being repaired. How will I be refunded?
Deposits and other applicable fee refunds are being automatically issued through direct deposit if Kissimmee Village has direct deposit information on file. For those without direct deposit information on file, refund checks were mailed to the address on record starting on October 27.

Is it safe to enter Kissimmee Village?
Dangers, hazards and unsafe/unsanitary conditions may be present on campus and in structures due to flooding and damage from Hurricane Ian. By entering onto the Kissimmee Village campus, you voluntarily and willfully accept all such risks and any resulting liabilities and injuries. Good Samaritan Society (and its contractors/agents) disclaim all liability.

Is the county taking eminent domain of Kissimmee Village?
We have not had any communication with the county on this matter.

Has Osceola County condemned Kissimmee Village?
We have not had any discussion with the county on this matter and we are unaware of any such actions occurring.

What recovery assistance is available?
Recovery assistance is available through FEMA. Visit https://www.fema.gov/disaster/4673 or call 1-800-621-3362 for more information.

Please note, FEMA registration is key to accessing recovery assistance. Once residents are registered through FEMA, they will be notified by the agency if they qualify for relief programs such as Transitional Shelter Assistance, which allows people to book hotel accommodations. FEMA has opened an office at the Hart Memorial Central Library, 211 E Dakin Avenue, Kissimmee, FL. Office hours are 9:00 a.m. – 6:00 p.m. seven days a week.

The American Red Cross also has recovery aid resources available. Visit redcross.org or call 1-800-733-2767.

You can also check with your local emergency management officials, voluntary agencies or by dialing your local 2-1-1.

How do I cancel utilities if I am not returning to live at Kissimmee Village?
Residents can contact Spectrum at 1-833-697-7328 and KUA at 1-407-933-7777 to cancel any services set up for their Kissimmee Village unit.

How do I update my mailing address?
A Change of Address (COA) request can be temporary or permanent. Both options can be requested and completed online or by filling out a PS Form 3575 acquired from your local Post Office™. The PS Form 3575 form cannot be printed from your home computer.

Visit moversguide.usps.com to complete this process. A $1.10 fee is associated with the request, and it takes approximately seven days to complete.

Mail that cannot be delivered will be returned to the sender. Residents who terminate their agreements may wish to set up a P.O. Box if they do not have a primary address to receive mail at.
